Lead Portfolio Finance Reporting

The Company

This is a well-established, privately held investment office based in Sydney CBD, managing a substantial and diversified real estate portfolio across residential, commercial, retail, and industrial assets. The organisation also holds a growing property fund portfolio, which is being brought under the same finance umbrella.

The Role

Reporting to the Financial Controller, this is a broad property accounting role with full ownership across a multi-asset class portfolio. You will cover everything from month-end close to FFO/AFFO analysis, with real scope to improve how the function operates.

  • Month-end close for property portfolio entities: journals, accruals, prepayments, and balance sheet reconciliations
  • Monthly management accounts and financial reporting across the property portfolio
  • FFO/AFFO analysis, occupancy metrics, and operating expense and recovery analysis
  • Cashflow reporting and forecasting at the portfolio level
  • Fixed asset registers, depreciation, lease accounting (AASB 16), and capex accounting
  • Preparation of statutory financial statements in accordance with Australian Accounting Standards
  • Budgeting, forecasting, and variance analysis for the portfolio
  • Tax compliance, including BAS, PAYG, and income tax
  • Working closely with property operations teams on performance drivers and reporting
  • Contributing to finance system and process improvement initiatives

Your Background

You are a Property Accountant who understands how real estate investment returns work. You know FFO and AFFO, you can work across a mixed portfolio, and you want a role where you can build something rather than just maintain it.

  • CA or CPA qualified, or actively working towards (essential)
  • 5+ years in property accounting, financial accounting, or audit with significant property sector exposure
  • Strong knowledge of FFO, AFFO, and property-specific financial metrics
  • Experience across mixed-use or diversified portfolios preferred (retail, commercial, residential, industrial)
  • AASB 16 lease accounting knowledge
  • Advanced Excel skills
  • Experience with enterprise ERP systems highly regarded
  • Listed REIT or private fund background both considered
  • Able to absorb a new environment quickly with limited handover time
